Zoning regulations

Each zoning commission may draft and approve zoning regulations.

The zoning law sets the objectives of local regulations in a very large manner (assure use of land in a way that guarantees health, security, cleanness, transport and prevention of damages; balance use of land between residential, manufacturing, commercial and public uses; develop natural areas).

Local regulations will address the following topics:

• Permitted uses;
• The size of the buildings permitted in relation to the size of the lot;
• The maximum amount of building coverage allowed on the lots;
• The distance between the buildings and the street;
• The distance between the buildings and the lot line;
• The number of dwelling units or zoning rooms permitted on the lots;
• The amount of parking required;
• Other requirements applicable to specific residential, commercial, manufacturing or public activities.

The right to propose such regulations belongs not only to the local zoning commission or the minister of interior but also to the owner of the lot.
